Q2 2026 SearchFlow’s Residential Property Trends Report
SearchFlow’s Q2 2026 Residential Property Trends Report is now available, featuring the most recent data on listings, sold subject to contract / sold subject to missives activity, search orders, mortgage valuations and completion volumes across England, Wales and Scotland.
The analysis shows residential markets remained stable but restrained, with healthy stock levels helping to support activity. However, lower transaction volumes continue to be a long-term trend as affordability pressures and uncertainty weigh on the market.
In England and Wales, supply was broadly steady and committed buyers continued to enter the pipeline. In Scotland, activity was more subdued across the quarter, with listings and completions also below last year’s levels but search activity remained broadly flat.
Across both markets, affordability pressures and wider uncertainty continue to weigh on momentum, with slow decision-making limiting overall transaction progress.

In England & Wales
• Listing volumes in Q2 2026 were down 1% compared to Q2 2025.
• SSTC volumes in Q2 2026 were down 7% compared to Q2 2025.
• Completion volumes were up 23% in Q2 2026 vs Q2 2025, reflecting the unusually low Q2 2025 baseline following SDLT changes.
In Scotland
• Listing volumes in Q2 2026 were down 9% compared with Q2 2025.
• SSTM volumes fell 6% year-on-year in Q2 2026.
• Completions were down 5% in Q2 2026 vs Q2 2025.
